What to Expect on the Tennessee State Exam:

State Exam Prep

The state portion of the Tennessee real estate exam is 40 questions long and covers the Tennessee-specific topics you learned about in your pre-licensing course. You have 80 minutes to complete the test, and must get at least 70% correct (28 out of 40 questions) to pass.

The state portion of the exam includes the following topic areas:

  • Duties and powers of the Real Estate Commission

  • Licensing requirements

  • Advertising and marketing

  • Broker/affiliate relationships

  • Handling of documents and record-keeping

  • Handling of trust/escrow funds

  • Other improper activities and consumer protection

  • Agency and disclosure issues

  • Special areas of practice

Our test prep material has practice questions for all of these topic areas to ensure you’re ready to ace the state portion of the exam. Take the practice tests as many times as you want to prepare — you’ll find new questions every time.

National Exam Prep

The national portion of the exam covers the material you learned in your pre-licensing course that’s not specific to Tennessee. The test is 80 questions long and you have 160 minutes to complete it. To pass, you’ll need to score at least a 70% (or answer 56 out of 80 questions correctly).

The topic areas tested by the national portion of the exam include:

  • Property ownership

  • Land use controls

  • Valuation

  • Financing

  • Contracts

  • Agency

  • Property disclosures

  • Property management

  • Transfer of title

  • Practice of real estate

  • Real estate calculations

You’ll find practice questions, a study guide, flashcards, and webinars to help you get ready for the national portion of the exam. Whichever of the topic areas you need to review, we’ve got practice questions to help you go into the exam room feeling prepared.
