How Many Real Estate Agents are in Florida?

The National Association of REALTORS® (NAR) reports the number of registered Realtors in Florida increased by 1.11% from 2023 to 2024. Given that there were 216,493 registered members in Florida in 2023, this means there are approximately 218,896 Realtors in Florida as of June 2024.

However, this number doesn’t exactly tell the whole story. Realtors and real estate agents aren’t the same thing. A Realtor is a real estate agent who has registered with the NAR. While many agents choose to do this, some don't. So, it’s likely that the actual number of actively licensed Florida real estate agents is higher.

More Insights on the 2024 Florida Real Estate Agent Numbers

Overall NAR membership fell nationwide 2% year-over-year, with the organization experiencing a decline of about 45,000 members. Still, total membership remains at historic highs with over 1.5 million Realtors in the U.S.

The NAR had anticipated a decline of as much as 10% for the year due to high interest rates and slowing home sales. So, the single-digit membership decline points to a strong and resilient real estate agent base willing to ride out the current market cycle.

The NAR also reports Florida is one of only six states that has seen an upward trend in membership growth of 1% to 3% for the year. This recent growth further cements Florida’s status as the state with the most Realtors.

How Many Agents Are in the Miami-Dade Metro Area?

According to Realtor.com, there are 40,661 Realtors and real estate agents in Miami, Florida as of July 2024.

These numbers change if we look at the number of real estate professionals working in various aspects of real estate. The Miami Association of REALTORS® represents real estate sales, marketing, and brokerage professionals. The association reports over 61,000 Miami area members in 2024. They have the largest Commercial Realtor membership in Florida with over 3,900 members. With over 14,500 members, the largest division of the Miami Association of REALTORS® is Broward-Miami.

With so many licensed real estate agents in the state, you may wonder whether the competition could be too fierce. The good news is that you don’t actually have to compete with every other real estate agent in Florida. Some people with an active real estate license rarely use it. Retired agents, for example, may keep their license active just in case they ever need it.
